  • I typically meet a home buyer and their agent at their potential new home to review foundation problems prior to the agent writing a purchase offer for the home.
  • I explain the probable cause(s) of cracked, leaky foundations and explain the many repair options along with ballpark repair costs.
  • I provide contact info for (3) trusted, professional foundation repair contractors that I have been working with for many years.
  • When competitive bids are received, I help explain the terminology and the pros and cons of differing repair options.
  • Occasionally I am asked to review the final repair work and provide a signed, sealed engineering letter about the repairs.

A Walk & Talk in the St. Louis area is $295. There may be an additional travel charge for outlying areas.

A Walk & Talk costs approximately 1⁄4 to ½ of the cost of a full, written home inspection report. Buyers often compare multiple properties before they make a purchase offer, but need additional information about each property in order to make an informed purchase decision.

A Walk & Talk saves Home Buyers $$$$$

A signed, sealed engineer's letter is an extra $200 in addition to the Walk & Talk cost for a total of $495.

Occasionally the City or County requires an Engineer's Review of foundation and other home repairs prior to allowing occupancy of the home. A real estate agent may also require a written letter to be used in negotiations for home repairs.

Yes, I provide Walk & Talks for buyers that have purchased a home "As-Is". We will walk the entire home together and I will point out potential repair/replacement items like old roofs, old appliances, old air conditioners, old furnaces, old water heaters, etc. This allows the home buyer to make an informed decision about the purchase of a home and allows the buyer to budget for future repairs. I also provide Walk & Talks for real estate investors.
